REAL ESTATE FIELD GUIDE

Antelope Valley Real Estate Investors: An Acquisition and Sale Checklist

An investment property decision starts with a plan you can explain and numbers you can trace. Whether you are considering a rental, a renovation and resale, or selling an existing holding, Beyond Estates can help organize your property search or sale around your objectives. Charly Daoud’s role is real estate representation through his brokerage; lending, tax, legal and construction advice require the appropriate professionals.

BEFORE YOU START

Three things to put on your list.

  • Define the acquisition or sale brief.
  • Separate documented costs from assumptions.
  • Assign unresolved questions to qualified advisers.

Write the acquisition or sale brief first

For an acquisition, identify your target locations, property type, available capital, financing assumptions, intended use and decision deadline. Separate requirements from preferences. Include what would cause you to decline a property: unresolved occupancy questions, an unaffordable repair scope, uncertain access or a use that has not been confirmed.

For a sale, bring the ownership and occupancy details, existing leases, known condition issues and your preferred timing. Discuss how access for inspections and showings will work. Ask your tax adviser about the consequences of the proposed transaction before treating expected sale proceeds as available capital for another purchase.

Keep evidence separate from estimates

Build a worksheet with three labels: documented, estimated and awaiting review. Executed leases, actual operating statements and current written quotes belong in the evidence file, with dates and scope attached. An advertised rent, projected resale price or preliminary repair allowance remains an assumption until supported and reviewed.

Include financing and closing costs, repairs, carrying costs, taxes, insurance, utilities, maintenance, management, vacancy and eventual selling expenses where relevant. Test a longer holding period, lower income and higher repair cost. The purpose is to see which assumptions drive the decision; a spreadsheet does not establish a future return.

Investigate the property and the intended use

Start with the exact address and parcel number, then identify the governing city or county. Los Angeles County’s GIS-NET provides planning and zoning information for unincorporated Los Angeles County. Incorporated cities and Kern County locations require the appropriate jurisdiction’s records. A listing description should prompt verification, especially for conversions, additional units, rental uses or development potential.

Organize the title documents, disclosures, available permit records, inspections and occupancy information. Ask the relevant agency or qualified adviser to address unresolved use or permit questions. For rented property, have the leases, deposits and applicable obligations reviewed before relying on a seller’s income summary. Obtain property-specific insurance and financing information early enough to use it in your decision.

Give each professional a defined question

Ask Beyond Estates about comparable properties, the search or marketing approach, offer terms and transaction coordination. Ask the lender about financing conditions, the property manager about operating assumptions, and your attorney and tax adviser about their respective issues. Construction estimates should come from appropriately qualified professionals; California’s CSLB provides a contractor license lookup.

Bring your brief, property addresses and current worksheet to the first conversation. A useful next step is a short list of missing evidence, responsible professionals and decision dates, so you know what must be resolved before proceeding.

COMMON QUESTIONS

Know what to ask.

Can Beyond Estates guarantee a return or rental income?

No. Income, costs, financing, market conditions and resale outcomes can change. Evaluate the evidence and downside assumptions with the appropriate advisers.

Can we discuss selling an investment property?

Yes. Bring its location, occupancy, condition, available records and your timing so the conversation can focus on a practical sale brief and the questions needing specialist review.
